BEUSA ENERGY, INC.
LEASES TOP FLOOR OF NEW
4 WATERWAY SQUARE OFFICE BUILDING

 

THE WOODLANDS, TX – (June 26, 2009) – Beusa Energy, Inc., an exploration and production company engaged in the acquisition, development, and production of oil and natural gas properties, has leased the entire top floor of the new 4 Waterway Square Class A office building in The Woodlands Waterway Square District, according to Dan Leverett, vice president of commercial for The Woodlands Development Company.

Beusa is expected to move into the 24,592-square-foot space this December. This will be a new company headquarters for Beusa. The company currently occupies 7,906-square-foot offices in the Parkwood Building, located at 10077 Grogan’s Mill Road in The Woodlands. Beusa has approximately 30 employees that will be moving to 4 Waterway Square.

4 Waterway Square is under construction and will be completed in early September. The nine-story, 216,000-square-foot multi-tenant office building is located on The Woodlands Waterway®, at the intersection of Waterway Square Place and Woodloch Forest Drive. The building was designed by Elkus-Manfredi of Boston, MA and is being constructed by Harvey Builders of Houston. Gensler Houston is the architect of record.

The building will include a covered walkway to the new 1,900-space Waterway Square parking garage, located adjacent to the building. The garage is also expected to be completed in early September.

The lobby of 4 Waterway Square will feature a multi-level design that steps down as it reaches The Waterway, providing a panoramic view. High quality materials, finishes and landscaping will enhance the architectural design of the building. Tenants of the building will be situated within a short walk to Waterway Square, a European-style plaza with multiple water features; shopping at The Woodlands Mall and Market Street; and over 40 restaurants. A boutique hotel and condo tower is also planned for The Waterway Square District, along with additional office buildings.

Another Class A office building in The Waterway Square District, 24 Waterway Avenue, is 98% committed. The 308,000-square-foot mixed-use building with retail and restaurant space on the ground floor was completed a year ago. Major signed tenants include Common Resources, American Financial & Automotive Services, HMT, Winstead, and Hubbell & Hudson Market & Bistro. 20 Waterway Avenue, a specialty restaurant building, was also recently completed and tenants include Crush Wine Lounge and Grimaldi’s Coal Brick-Oven Pizzeria.

The Woodlands is a 28,000-acre master-planned community located 27 miles north of downtown Houston. It is a project of The Woodlands Development Company, a limited partnership of Morgan Stanley and General Growth Properties, Inc.
