GARNERS 2009 LANDMARK AWARD
FOR BEST OFFICE PROJECT

 

THE WOODLANDS, TX – (May 15, 2009) – The Woodlands Development Company (TWDC), developer of The Woodlands, is the winner of the 2009 Landmark Award for Best Office Project, presented by the Houston Business Journal, according to Dan Leverett, vice president of commercial for TWDC.

TWDC won the award for the development of 24 Waterway Avenue, a 308,206-square-foot Class A mixed use building with 12 office floors and retail on the ground floor. Anchoring the north end of Waterway Square Park, it is the largest mixed-use office/retail building planned for The Woodlands Waterway Square District, located in the heart of The Woodlands Town Center. Waterway Square Park is a one-acre, European styled plaza with multiple fountains and water features overlooking the 1.4-mile long The Woodlands Waterway®. The building is 95 percent leased with office and retail combined.

“24 Waterway Avenue has attracted new companies to The Woodlands as well as companies that are expanding in the South Montgomery County/Woodlands area,” Leverett said. “These moves and expansions create new jobs and add to the tax base in The Woodlands.”

Distinguishing features of the project include floor-to-ceiling windows throughout; spectacular views of Waterway Square and The Woodlands Waterway; in-building parking with easy ingress/egress for office and retail tenants; lobby finishes that include granite floors; limestone and anigre wood finishes on walls and art glass features.

The building was designed by Elkus Manfredi Architects of Boston, MA. Architect of record is Gensler of Houston. The general contractor was D.E. Harvey Builders of Houston.

The Woodlands is a 28,000-acre master-planned community located 27 miles north of downtown Houston. It is a project of The Woodlands Development Company, a limited partnership of Morgan Stanley and General Growth Properties, Inc.
