20 Waterway Avenue, a 26,530-square-foot building in The Woodlands’ Waterway Square District, is now 100% leased, according to Dan Leverett, vice president, commercial for The Woodlands Development Company (TWDC).
“The completion and lease up of this building is the latest success story in the development of The Woodlands Waterway Square District in The Woodlands Town Center,” said Leverett. “Centered around Waterway Square, a one-acre public plaza with multiple water features, The Waterway Square District currently encompasses 15 major projects, including six Class A office buildings (two with retail components), three retail/restaurant buildings, a luxury Marriott hotel and convention center, a free standing parking garage with retail space, and four luxury urban residential developments.
20 Waterway Avenue, which was designed by Lucas Associates of Baltimore, MD to house upscale restaurants, features a distinctive architectural design with a two-story structure on the south side bordering The Woodlands Waterway® and a three-story structure with roof terrace on the north side. The main, elevator-served entry in the center of the building is adjacent to Waterway Square and includes public restrooms. Separate interior entries lead to the five restaurants in the building. Terraces, balconies and cantilevered decks provide multiple viewpoints for those dining outdoors.
The current tenants include Crush Wine Lounge and Grimaldi’s Pizzeria. La Guadalupana Mexican Cuisine & Bar, Luca & Leonardo Ristorante, and Coal Burgers (a Grimaldi’s concept) are under construction and scheduled to open early this year.”

Special events in Waterway Square and other successful businesses in the area, such as Hubbell & Hudson, Américas, The Goose’s Acre and Baker Street are attracting more and more people to The Waterway Square District.”
