Construction of Urban Residences Underway in New Section of East Shore

THE WOODLANDS, TX – (February 23, 2006) – Southern Coast, a waterfront neighborhood within the community of East Shore, is now in development and several homebuilders have announced plans to construct urban condominiums and townhomes, according to Virgil Yoakum, vice president of residential land sales and development for The Woodlands Development Company. The 18-acre tract of land features over 2,300 linear feet of water frontage on 200-acre Lake Woodlands that overlooks scenic South Shore Park.

Southern Coast will offer over 200 homes featuring Southern Coastal architecture along with sweeping lake and park views. “With 34 homes sold in 2005, valued at $30 million, momentum is building in East Shore,” Yoakum said. “With the start of construction of new condos and townhomes in Southern Coast, we should soon have product to satisfy the pent-up demand for urban living in East Shore.”

“Southern Coast will offer a relaxed yet sophisticated lifestyle in the grand nautical style,” Yoakum said. “Panoramic views of 200-acre Lake Woodlands, a five-minute walk or bike ride to the private East Shore Boat House planned for construction in 2007, and a series of parks and green spaces throughout East Shore will provide an urban experience that has been greatly enhanced by natural surroundings. Approximately three of the 18 acres will remain greenspace for the enjoyment of residents.”

McVaugh Custom Homes plans to purchase three parcels of land for construction of three, three-story condominium buildings containing 18 residences per building, and two parcels of land for construction of 56 three-story townhomes. Carmel Builders, a luxury division of MHI, has purchased a 1.5-acre tract for construction of 21, three-story townhomes.

McVaugh’s project is named Oasis Pointe Townhomes & Condominiums, and the homebuilding company plans to begin construction of the first condo building in April. Oasis Pointe Condominiums will range in size from 2,000-2,600 square feet, and be priced from the $450’s-$700’s. The townhomes will range in size from 2,400-3,600 square feet and be priced from the $350’s-$600’s. The condominiums were designed by Pappageorge Haymes of Chicago and the townhomes were designed by Sullivan Stevens Henry of Houston, both in the Southern Coastal architectural style. The contractor is LSR Contractors of Montreal, Canada. An on-site sales office is expected to open in February 2006.

Carmel Builders is expected to begin townhome construction in June of 2006. The townhomes will also feature Southern Coastal architecture and range in size from approximately 2,200-2,600 square feet and be priced from the $330’s. The 21, three-story luxury townhomes will feature front porches and balconies overlooking Rafter’s Row Park and Lake Woodlands.

East Shore, a 260-acre enclave on the eastern edge of Lake Woodlands, will feature a blend of condominiums, lofts, townhomes, single family and custom homes. Master planned by Cooper Robertson & Partners of New York with additional land planning by Sasaki Associates of Boston, the enclave has been designed as a walkable, urban environment that takes full advantage of proximity to shopping, dining and entertainment along The Woodlands Waterway® in Town Center. Clark Condon Associates is the landscape architect that is designing the parks and greenspaces within East Shore.

“The ambiance of East Shore suggests a more refined and established urban area, with homes rendered in classic American architectural styles, stately street trees, ornamental street lamps, formal garden parks and a private Boat House,” Yoakum said. “Interest in East Shore real estate has been strong since the first release of lots in December, 2004.”

The Woodlands is a 28,000-acre master-planned community located 27 miles north of downtown Houston. It is a project of The Woodlands Development Company, a limited partnership of Morgan Stanley and General Growth Properties, Inc.
