THE WOODLANDS, TEXAS – (January 25, 2006) – Three new buildings totaling 36,123 square feet are under construction in The Woodlands Town Center near The Woodlands Waterway®, according to Dan Leverett, vice president of commercial for The Woodlands Development Company.
The largest building is 25 Waterway Avenue, a 14,000-square-foot, three-story mixed use building with retail on the ground level and two levels of parking above. It is located adjacent to The Woodlands Waterway Marriott Hotel parking garage at the southwest corner of Waterway Avenue and Lake Robbins Drive. Adjoining 25 Waterway Avenue is 1599 Lake Robbins Drive, a 10,000-square-foot, two-story building with retail space on the ground floor and office space on the second level. Both buildings are slated for completion in June of 2006. Several major tenants have expressed an interest in locating in 25 Waterway Avenue, and announcements are imminent, according to Leverett.
1701 Lake Robbins, a 12,123-square-foot, two-story mixed use building, is located at the southeast corner of Lake Robbins Drive and Six Pines Drive, just west of The Woodlands Waterway Marriott Hotel and Convention Center. It is 100 percent leased to Fidelity Investments and Schiller del Grande for a Taco Milagro restaurant. Fidelity has leased 2,338 square feet on the ground floor and 5,590 square feet on the second floor, totaling 7,928 square feet. Taco Milagro restaurant will be located in a 4,195-square-foot retail space on the ground floor, plus 3,921 of outdoor patio space. The building is scheduled for completion in late May, 2006.
“The first building on The Waterway to feature the retail component on the ground floor is 21 Waterway Avenue, now nearing completion,” said Leverett. “Many of the buildings in design for this area will feature this indoor-outdoor combination to take full advantage of the vitality of The Waterway setting. We want to provide an environment that encourages office tenants, shoppers, visitors and residents to use The Waterway as a place to dine, relax and people watch. This experience is giving The Waterway a unique ‘sense of place’ that is already making it a regional destination.”
Both 25 Waterway Avenue and 1599 Lake Robbins Drive were designed by Elkus Manfredi Architects of Boston. Frank Lucas and Associates also worked on the design of 25 Waterway Avenue. Gensler of Houston is the architect of record for all three buildings. The contractor is D.E. Harvey Builders of Houston.
