21 WATERWAY AVENUE TOPPED OUT
Major Tenants Announced
THE WOODLANDS, TX – (September 27, 2005) – A “topping out” ceremony was held recently to commemorate the completion of the framework for 21 Waterway Avenue, a new seven-story, 103,000-square-foot Class A office building overlooking The Woodlands Waterway® in Town Center, according to Dan Leverett, vice president of commercial for The Woodlands Development Company (TWDC).
Nearly 30,000 square feet of office space has been leased in the building to date, according to Leverett. BusinesSuites, provider of fully-furnished and equipped office spaces for small tenants, is leasing the entire third floor, consisting of 14,688 square feet. Wells Fargo is leasing the entire sixth floor, also consisting of 14,688 square feet. Several other prospective tenants have expressed interest in relocating to the new building when it is completed later this year. Approximately 15,000-30,000 square feet of space is still available.
Featuring a prime location next to The Woodlands Waterway Marriott Hotel and Convention Center, a Four-Diamond hotel, 21 Waterway Avenue is situated just across the Waterway Avenue Bridge from Waterway Square, the planned major civic plaza and gathering place on The Waterway. The building contains restaurant and retail space on The Waterway and ground levels. Several other retail/office buildings are planned for the immediate area.

Materials and finishes for 21 Waterway Avenue have been designed to compliment both the architecture of The Waterway Marriott and the Waterway Avenue Bridge, since the building is situated between those two structures. The lower two levels, intended for retail shops and restaurants, will be clad in the same brick used on the bridge. The upper office floors feature floor-to-ceiling dual pane reflective glass, and the lobby will be finished with granite and wood appointments. The site will feature exterior dining areas along The Waterway.
The office floor plates are approximately 14,688 rentable square feet for the five upper floors, and 14,531 square feet on the two lower floors, about half of which is retail space. Structured parking for the building will be provided in the adjacent garage attached by a covered walkway. Frank Lucas Associates of Baltimore, MD designed the building, and Gensler of Houston is architect of record. The building is being constructed by Harvey Builders of Houston.
